Mixed-use infill developments; smaller lots close to retail and work; built outdoor spaces with more amenities; and indoor/outdoor connections through oversized windows, glass doors, covered porches, and balconies. These are features increasingly requested by homeowners over the past several years, according to the American Institute of Architects’ (AIA) Home Design Trends Survey. A new office building under development on Bluebonnet Boulevard, just west of the Jefferson Highway intersection, will become the new headquarters of the general contractor on the project, Dantin Bruce Construction.

On Wednesday, Aug. 1, Dantin Bruce Development will officially open the doors at 333 Lofts—a small, luxury condo complex on East Boyd Drive near the South Gates of LSU—to those who have signed purchase agreements on 17 of the 28 units in the $5.5 million development. When the project broke ground last August, three of the 17 sold condos had been pre-sold. In the current condo market—in which many projects in Baton Rouge have had to give up on pushing sales contracts and shift to lease agreements—Brian Dantin says he’s happy with sales thus far of the two- and three-bedroom condos in 333 Lofts, and believes contracts will close on the 11 remaining units. Sales contracts, that is—not leases.

Construction materials and for sale signs are common sights around south Baton Rouge these days.  And real estate agent Jane St. Amant says this is the first time since 2008 she’s seen so many of both.

Construction crews finished pouring concrete last week on the roads and alleys that will wind through Perkins Lane, a 4-acre townhouse development along a busy stretch of Perkins Road between Lee Drive and Standford Avenue.

Brian Dantin with Dantin Bruce Companies has experienced success in developing upscale student housing in close proximity to LSU. The company recently put together a site on East Boyd Drive for the construction of a 28-unit project, purchasing four lots totaling 46,800 square feet for $1.2 million, or about $25.65 per square foot. The seller was William Arthur Reich.

The townhome-condo market around LSU is racing.

At the South Gates of LSU on Highland Road, Brian Dantin has already built the Parker Place condos, which sold out in days and earlier this month won a design award from the Growth Coalition.
